Freddie Mac's survey released September 24, 2026 put the average 30-year fixed rate at 7.03%, up from 6.30% a year earlier, with the average 15-year rate at 6.42%, up from 5.49%. It was the first week since early 2025 the 30-year average crossed back above 7%, after 6.95% the week before. Rates above 7% shrink monthly buying power, which is exactly why the number to compare is your payment at today's rate and today's price, against renting while you wait. Nobody can reliably predict the next move, but you can know today's math.
What These Numbers Mean for You Right Now
Start with the headline: the August median sales price in Peoria County is $190,000, up 8.3% from $175,500 a year ago, and homes are still selling at 97.8% of their original list price. That is genuine strength, but it is not the whole story. Inventory sits at 268 homes, about 1.4 months of supply, which keeps this a seller's market, yet cumulative days on market have stretched from 16 to 29 days, and nearly three in ten listings take a price cut at some point. Read together, those tell the honest picture: for prepared buyers, negotiating room exists, mostly on homes priced above their evidence, and the buyer who shows up pre-approved with a clear walk-away holds the leverage; for sellers, pricing with current data is what moves homes, because homes that sit are almost always a pricing problem, not a market problem. The freshest city-level measures agree with the county picture: Zillow's average home value for Peoria is about $136,960, up 5.9% year over year, Redfin's city median is near $148,000, up 2.0%, and BlockShopper pegged the county's August median home valuation at $159,500, up 6.3%. And on mortgage rates, my answer has not changed: nobody can reliably predict where rates go next, so the decision is best made from the numbers in front of you, today's payment, today's price, versus renting while you wait.

Based on the latest Peoria County Local Market Update from RMLS Alliance data (current as of September 5, 2026), the median sales price for single-family detached homes in August was $190,000, up 8.3% from $175,500 a year earlier. Year-to-date, the median sales price is $175,000, up 8.7% from last year. These are the headline figures I work from every day, drawn from the same Central Illinois listing data used to price homes and guide my clients, not national estimates.
What do these numbers mean for buyers and sellers in Central Illinois? Prices continue to climb, with the median up 8.3% in August and 8.7% year-to-date, while inventory remains very tight at just 1.4 months of supply, down from 1.5 a year ago and well below the six months that marks a balanced market. Homes still sell for close to list price, at 97.8% of original list price received, and they are moving quickly. At the same time, closed sales and cumulative days on market tell a slightly calmer story: the market is normalizing from last year's frenzy even as values hold firm. It remains a seller's market, but a more measured one.
For buyers, tight inventory means the right home can be claimed quickly, so arriving pre-approved and ready to act is the biggest advantage you can bring. Preparation pays: compare the numbers, know your walk-away, and move with confidence when the right match comes up. For sellers, the evidence still points one direction: price right from day one, because homes selling near full list price reward accurate pricing and punish overpricing.

Inventory remains very tight at 1.4 months of supply, which keeps this a seller's market, though closed sales and the longer cumulative days on market show the market is normalizing slightly from last year's frenzy. Homes sell for close to list price at 97.8% and move fast, which rewards sellers who price accurately and buyers who arrive prepared.

Do Peoria buyers have more negotiating power right now?
On the right homes, yes. Listings that are priced above their evidence are the ones that sit longer, and that is exactly where prepared buyers negotiate price, closing costs, or repair credits. Power goes to the buyer who arrives pre-approved with a clear walk-away, not the one who waits for the market to change.
How much are Peoria home values increasing?
Up, at two different speeds. The Peoria city median sale price is roughly $148,000, up 2.0% year over year on Redfin's three-month measure, while the Peoria County median came in at $190,000 for August 2026, up 8.3% from $175,500 a year earlier per the RMLS Alliance Local Market Update. Submarkets like Dunlap, Richwoods, and Washington run above that, so your neighborhood matters more than the headline.
Is 61615 more expensive than 61614?
Yes. North Peoria's 61615 runs meaningfully higher: Zillow puts the typical value at about $258,298, up 7.5% year over year, with homes going pending in roughly four days, against a Peoria city median near $148,000 on Redfin's three-month measure. 61614 sits at a lower price point with a different pace of activity, and inside each ZIP the neighborhood matters more than the code. Different housing stock, different levels of activity, and both sides of the city are healthy.
What is happening in the Dunlap housing market?
Dunlap is still the region's school-driven premium market, with Zillow's typical home value at about $278,642, up 1.8% year over year, well above the county median. The heat is cooling, though: realtor-sourced sold data shows fewer sales year over year, longer days on market, and rising inventory in 2026. Expect competition for the right family home, and pricing discipline from sellers.
Is renting still cheaper than buying in Peoria?
Usually the reverse. Published June through August 2026 rent data puts Peoria's median rent around $970 to $1,000 a month depending on the source, while a mortgage on a median-priced home can land in a similar or lower range before taxes and insurance. The down payment and closing costs are the real barriers, and IHDA down payment assistance exists for that.
