Dunlap · 61525

The area's standout suburban market with top-rated schools and newer developments. Typical home values sit around $278,642, up about 1.8% year over year, notably above the county median.

Peoria Heights

A walkable village inside the city with Restaurant Row on Prospect Road, historic homes, and bluff-top Grand View Drive. One of the most distinctive places to live in the region.

Washington

A Tazewell County community with established subdivisions, good schools, and a quiet family rhythm, all minutes from the river.

Morton

The self-proclaimed Pumpkin Capital of the World east of Peoria, with a celebrated school district and strong family appeal.

East Peoria

Linked by the river and the Levee District, with the interstate to the east and some of the better square-footage values close to town.

West Bluff

The most walkable and historically layered neighborhood in the city, near Bradley University and downtown's restaurants and riverfront.

The converted warehouse neighborhood along the Illinois River: Dozer Park and the Peoria Chiefs, craft distilleries and dining, and hundreds of new apartments moving through city approvals. Loft, condo, and new-build projects.
