East Peoria is the riverfront town that much of the region drives to for shopping, dining, and entertainment, and it is also one of the most affordable places to buy near the city. Just across the Illinois River from Peoria, the two-minute Murray Baker Bridge crossing makes downtown Peoria closer to East Peoria than to parts of the city itself.

For buyers the appeal is value: typical home values run from the mid-$160,000s to around $190,000, with one of the highest homeownership rates in the area. It is a practical, family-friendly pick with genuine river views mixed in.

What is East Peoria known for?

The Levee District, hands down. Built on the riverfront in 2012, it turned East Peoria into the greater Peoria area's main shopping destination: big-box retail like Costco and Target, a long lineup of restaurants, and a movie theater, all overlooking the river.

The town's identity runs on the water: riverfront parks, the EastSide Centre sports complex, and events along the river draw people from all over Central Illinois.

East Peoria schools and Illinois Central College

Elementary students attend East Peoria Elementary District 86 schools, and high schoolers go to East Peoria Community High School (District 309), the single public high school serving the town.

East Peoria is also home to the main campus of Illinois Central College, one of the largest community colleges in Illinois, which gives residents a major higher-education and workforce training resource right in town.

How long is the commute from East Peoria to downtown Peoria?

About two minutes across the Murray Baker Bridge on I-74, or a short hop over the Cedar Street Bridge. Most commutes to downtown Peoria, the hospitals, and Bradley University run in the single digits of minutes.

I-74 and the interchange to I-155 sit at the town's eastern edge, so Bloomington-Normal is an easy drive and regional travel is simple, while the Levee District covers everyday retail without crossing the river at all.

What kind of homes sell in East Peoria, and what do they cost?

The housing stock is a real mix: established ranch and split-level homes in tree-lined neighborhoods, some riverfront properties with genuine views, and practical starter homes that make East Peoria one of the most accessible entry points in the metro.

Typical values run from roughly $165,000 to $190,000, with some newer construction on the town's outskirts, and median household income runs near $72,000, which makes the typical home price here very attainable. Investors like East Peoria too: the combination of price and rental demand near the Levee District and the college keeps the cash-flow math interesting.

Things to do in East Peoria

The Levee District is the everyday destination: shopping, restaurants like Firehouse Pizza & Pub and Johnny's Italian Steakhouse, and a cinema, all on the water. East Peoria River Front Park and the riverside trails make the river part of daily life.

EastSide Centre hosts youth sports tournaments that pull families from across the state, Elevate Trampoline Park keeps the kids moving, and downtown Peoria's museums, riverfront, and nightlife are literally across the bridge.
