Buying Guide · Peoria & Central Illinois

Buying a home is a decision. I help you make it a confident one.

This guide walks you through the process from the first consultation to the keys in your hand: what to expect, what the numbers mean, and when to act.

Why start with a consultation

Every buyer I represent gets a real buyer consultation. It is the first step, and it is non-negotiable.

01

What can I actually afford?

We build a full picture: down payment, monthly payment, taxes, insurance, and the loan types that fit you.

02

Which neighborhoods fit my life?

Commute, schools, walkability, and resale all matter. I match homes to the way you actually live.

03

Why am I being asked for this document?

Every lender request gets explained in plain language. You will never wonder what you signed or why.

Down payment help exists

Illinois IHDA programs can provide up to $15,000 toward down payment and closing costs. I can point you to IHDA-approved lenders who actually know these programs.

First-time buyer hub

New construction

Builders have their own contracts and timelines. I review the offer terms, the upgrades, and the completion schedule with your interest first.

Ask a question

The six steps

How a home purchase actually unfolds.

01

The buyer consultation

We meet, review your goals, timeline, and numbers, and map out what a realistic purchase looks like before you look at a single home.

02

Get your financing in order

Pre-approval, credit, and loan options. I explain what lenders are really checking so nothing surprises you later.

03

Search with intent

A curated list based on your must-haves, your budget, and the neighborhoods that fit your life, not a scattered pile of listings.

04

Write a smart offer

We price offers on evidence: comparable sales, days on market, and seller motivation. No games, no overbidding pressure.

05

Inspect and negotiate

The inspection is your truth moment. I help you decide what to ask for, what to walk away from, and what matters.

06

Close with confidence

I stay with you through the paperwork, the appraisal, and the final walkthrough so closing day feels calm, not chaotic.

The market, honestly

Do Peoria buyers have negotiating power right now?

Inventory is still tight, roughly two months of supply, and homes routinely sell in two to four weeks. That does not mean buyers are helpless. About a third of listings take a price cut, and buyers who come prepared with lender-approved numbers can negotiate price, closing help, or repair credits on the right home.

Affordable should never mean unacceptable. That is the standard I hold every search to.
